Princess Planning Plan We provide a design and build service, specialising in home extensions and loft conversions in the residential market. Princes Planning design and develop planning drawings for your home and submit to your local council. Our main body of clients are in the East London/Essex area and we are happy to cater to surrounding areas.

The process and how we can help you

Upon instruction you will be met onsite, with both CAD worker and builder, at your home to conduct a survey, take dimensions and photos of your existing property and discuss your ideas with you to ensure you get the most from your property and your specific design needs.

You will get the best possible advice from both the design and building perspective at the same time, ensuring no conflicting advice your plans will be complete within 7 days, along with a fully specified quotation for the building works from princesconstruction.co.uk ready for building works to begin upon approval from the council.

Once paid for, the plans are yours, and can be used to obtain quotes from other building companies, so you are not obligated to use Princes Construction Ltd for the build. As outlined in the prices below however, we include a structural engineer report wherever we are instructed to carry out the build. We will provisionally book in a start date for the works based on the planning portals guidelines on approval times. (Usually 2-8 weeks depending on type of application.)

Building Notice

Where works are within permitted development and can start once a building notice has been given.

These type of works usually only take a few days to organise and apply to small extensions, outbuildings and loft conversions

We always recommend to apply for a Certificate of lawful development for any building works as this officially confirms the works undertaken are within permitted development guidelines. Doing so without this confirmation is entirely at the clients discretion.

Householder planning application

Householder planning application

Any home extension which doesn’t fall within permitted development will be submitted under this kind of application.

These applications take 8-10 weeks for approval in most cases.

Double storey extensions, large single storey extensions, L shaped loft conversions and some hip to gable loft conversions fall in this category.

For large scale and commercial building projects

All plans, building regulations and structural calculations are approved by the council and experienced surveyors prior to any works taking place.

Any commercial works must be submitted as a full plans application and some lenders may insist on this for large home builds.

Once an approval notice is given you will have peace of mind that all aspects of the build have been approved before works commence.

• All subsequent correspondence with local council until a decision is made.

Please note that the structural engineer calculations will be included in the above prices if Princes Construction Ltd are to undertake the building works. Otherwise the cost of these calculations are £250-£350 approx.

Please note: We will always endeavour to advise you on how to obtain a positive planning decision and we have considerable experience with most councils in the East London and Essex area. However, the councils decision is final and if it is a negative answer we will either appeal on your behalf or resubmit revised plans at the application fee cost only. (£186 for a householder planning application for example)
